Responsibilities

  • Collaborate and coordinate with Development and Construction
  • Assist Development in site due diligence and information gathering efforts
  • Manage team feedback to Development during conceptual design phase
  • Manage and prepare accurate and complete budgets based on limited conceptual information
  • Assist Development with implementation of project team directives to architects, engineers, and consultants during design phases
  • Perform and coordinate project team review of interim drawings and specifications
  • Analyze proposed building systems for their design appropriateness
  • Provide value discovery for innovative design, materials, equipment, and details
  • Look for a “better way” to design and construct projects to reduce cost
  • Manage updating of budgets regularly to ensure design meets budget
  • Manage and maintain subcontractor, supplier, and consultant bidder database
  • Propose alternates and allowances for budgets and bidding
  • Coordinate with Construction PM who prepares scopes of work and schedules
  • Coordinate with Construction PM during bidding
  • Coordinate with Construction PM in analyses of subcontractor and supplier bids
  • Coordinate with Construction PM and President of Construction for final budget to be presented to Development
  • Collaborate with Construction PM during post-bid buyout
  • Provide open and honest communication with all team members
  • Complete timely expense reports, timesheets, PTO requests, and other company documentation

Qualifications

  • Bachelor’s Degree in Construction Management, Architecture, Engineering or related area, Minimum 5 years’ experience in construction estimating and preconstruction
  • Experience in multi-family construction projects
  • Computer skills in MS Office, On-Screen Take-Off, AutoCAD, BlueBeam, or similar software
